Multi-Generational Family
Selling 2 smaller homes and buying a larger property to house an extended family

Challenges Faced:

Dean and Joelle approached us with a challenging situation.

They wished to get a larger home to house a growing multi-generational family. However, before that, they had 2 properties to sell, one of which was still subject to Seller's Stamp Duty (SSD).

If they did not sell BOTH their current homes, they would also incur Additional Buyer's Stamp Duty (ABSD) for the new purchase. Thus, it was a situation where they had to sell both properties first then buy.

To add to that, they did not want to rent as the logistics of moving various family members was too daunting. So renting in the interim wasn't an option.

An in-depth understanding of the processes and tight management of timelines was key to the success of this case. We also had to handle tough and complex negotiations on terms in the Option to Purchase.

The whole process took around 9 months and eventually, we managed to sell both their properties and found them their dream home without the need to incur additional SSD and ABSD, plus, they did not have to rent a place! This translates to savings of more than a million dollars!
